A pre-painting survey is one of those things that sounds like an optional extra but is actually fundamental to getting a long-lasting, professional result. Skip it, and you risk applying a fresh coat of paint to surfaces that aren't properly prepared, which almost always leads to problems down the line.
What is a pre-painting survey?
A pre-painting survey is a thorough inspection of all surfaces that are due to be painted or decorated. It's carried out by an experienced surveyor or decorator before any work begins, and it determines the condition of those surfaces, identifies any underlying issues that need addressing, and specifies the correct products and preparation methods for the
job.
For commercial properties and large residential projects, a proper survey is essential. It gives the client an accurate scope of works and a realistic cost, and it means the contractor knows exactly what they're dealing with before they start.
What does a pre-painting survey cover?
Surface condition assessment. The surveyor will inspect all surfaces, walls, ceilings, woodwork, metalwork and render for signs of deterioration. This includes cracking, flaking paint, surface contamination, adhesion failure, staining and any previous decoration that may need to be removed.
Damp and moisture checks
Moisture readings are taken on walls and ceilings to identify any damp that might affect paint adhesion or cause future problems. Painting over a damp surface is one of the most common causes of paint failure so this step is critical.
Substrate identification
Different surfaces require different preparation methods and products. Knowing whether you're painting onto plaster, concrete, timber, masonry or a previously painted surface determines how the job is approached.
Woodwork and joinery inspection
Doors, window frames, skirting boards and other timber elements are inspected for rot, swelling, previous filler, and paint build-up. Timber that needs repair or replacement is identified at this stage so it can be factored into the works.
Metalwork assessment
Where metalwork is to be painted, railings, structural metalwork and pipework, the survey will check for rust, corrosion and existing coating systems. The correct primer and paint system needs to be specified based on what's there.
Specification and product selection
Based on all of the above, the surveyor produces a written specification: what preparation is needed, what products should be used, and in what order and quantities. This is what the decorating team works from.
Why does it matter?
Without a proper survey, you're guessing. You might apply the wrong primer to a damp wall, use an incompatible product over an existing coating system, or miss a section of rotten timber that should have been replaced before painting. The result is paint that fails prematurely and a call back that costs everyone time and money.
A thorough pre-painting survey means the work is right first time. For commercial clients with planned maintenance contracts, it also provides a baseline record of the property's condition at the start of the contract.
