Fire Safety and Regulatory Compliance

Under the Regulatory Reform (Fire Safety) Order 2005 and the Building Regulations 2010 (Approved Document B), wall surfaces in school corridors and escape routes must meet specific fire performance classifications. The required standard is Class O — tested to BS 476 Parts 6 and 7.

Standard emulsion paint carries no fire classification and does not meet this requirement. Many schools are unknowingly non-compliant because their decorator used a standard product without raising the issue.

EHG Property specifies fire retardant emulsion as standard on all school escape routes, corridors and communal spaces. We provide written product records on completion including certification details, which supports the school’s annual fire risk assessment. We raise the issue at quotation stage — not after the work is done.

 

Indoor Air Quality and Low VOC Products

Oil-based paints and traditional solvent-based woodwork finishes have high VOC (Volatile Organic Compound) content. They release solvents into the air during and after application. In a school environment where children are present, this is a material concern.

EHG Property specifies water-based products throughout for school woodwork — lower VOC, low odour and suitable for spaces that are returned to use quickly. We also use the Rutlands professional dust extraction system on all sanding operations, capturing 99.9% of dust particles at source via four-stage HEPA filtration. No dry sanding on any EHG site.

 

Holiday Working and Minimal Disruption

All EHG school projects are priced and programmed for holiday working. We plan around your school calendar, start on the first day of the holiday and have the space ready before staff return. No disruption to teaching. No contractors in the building during term time.

We work quickly and efficiently — a typical classroom redecoration takes 5 to 10 days with a two-person team. We clear up fully each day, provide regular progress updates, and leave the space cleaner than we found it.
