How often should commercial premises be redecorated?

There's no universal rule for how often a commercial property should be redecorated, it depends on the type of space, the volume of footfall, the standard required, and how well the property is maintained between cycles. But there are some useful benchmarks by sector, and a clear business case for staying on top of it.
Office spaces - every 2 to 5 years
A well-maintained office with reasonable footfall can typically go 2 to 5 years between full redecorations. High-traffic
areas, entrance lobbies, corridors, stairwells and meeting rooms often need attention sooner, while private offices may last longer. The condition of an office has a direct impact on staff morale and how clients perceive the business. Many businesses factor decoration into their planned maintenance budgets to avoid a sudden large spend.
Retail units - every 2 to 3 years
Retail environments take significant punishment. High volumes of footfall, fixture changes, promotional fit-outs and the physical demands of retail logistics all take their toll on decoration. Two to three years is a realistic cycle for most retail units, with more frequent touch-ups in the meantime. For fashion and food and beverage operators where brand
presentation is central to the customer experience, staying on top of the space condition is particularly important.
Hospitality and leisure - every 1 to 3 years
Hotels, gyms, restaurants and leisure facilities operate in demanding environments. High humidity in changing rooms and kitchens, constant physical contact with walls, and the need to maintain a consistently high standard mean redecoration cycles are typically shorter, often every one to three years for high-use areas.
Industrial and warehouse - every 5 to 7 years
Industrial environments are generally less demanding aesthetically, but the condition of the fabric still matters, particularly for health and safety markings and areas where staff regularly work. A 5 to 7 year cycle is typical, with specific
maintenance as needed.
Healthcare and education - every 3 to 5 years
Hospitals, GP surgeries, schools and colleges typically operate to a 3 to 5 year redecoration cycle, often driven by estates maintenance schedules. In clinical environments, the choice of paint system is also important, washable,
anti-microbial finishes are standard.
Factors that affect how often you need to redecorate
Beyond sector-specific cycles, several factors can push redecoration forward or extend the gap:
• Quality of the previous decoration - poor preparation leads to faster failure
• Quality of products used - premium paints and primers last longer
• Ventilation - poorly ventilated spaces are more prone to condensation and mould
• Cleaning regime - surfaces that are cleaned regularly and correctly last longer
• Footfall and physical contact - higher traffic means faster wear
• Environmental conditions - exposure to sunlight, moisture and temperature variation
The case for a planned maintenance contract
Reacting to decoration when it becomes an embarrassment is an expensive way to manage the problem. Without leaks or accidental damage, walls don't fail overnight, they deteriorate gradually, and small issues become larger ones when left.
A planned maintenance painting contract means your property is regularly inspected and maintained to a consistent standard, issues are caught and dealt with early, and you avoid the cost and disruption of accumulated minor issues causing the need for a full redecoration that could have been prevented. It also makes budgeting predictable.
