Pre-Painting Surveys and Repairs
Painting over a problem doesn't fix it, it hides it, usually temporarily. EHG Property carry out thorough pre-painting surveys across York, Leeds and Yorkshire to identify exactly what each surface needs before any decoration begins, ensuring
the result is right first time.
What is a pre-painting survey?
A pre-painting survey is a detailed inspection of all surfaces scheduled for decoration. Carried out by an experienced EHG surveyor, it assesses the condition of every surface, identifies underlying issues, and produces a written specification for the works, including the correct preparation methods and products for the job.
The survey covers:
• Surface condition - cracking, flaking, adhesion failure, staining, contamination
• Damp and moisture readings - critical before any painting work begins
• Substrate identification - plaster, masonry, timber, metal, previously painted surfaces
• Woodwork and joinery - rot, swelling, paint build-up, repair requirements
• Metalwork - corrosion, existing coating condition, primer specification
• Written specification - products, preparation method, sequence and quantities
Surface repairs
Where the survey identifies issues that need addressing before decoration, our team carries out the necessary repairs as
part of the overall programme. This includes filling and making good cracks, replacing damaged plaster, repairing rotten
timber, treating corroded metalwork, and applying specialist primers to problem surfaces.
Getting the preparation right is what separates a finish that lasts from one that fails within months. It's not an optional
extra, it's the foundation of every good job.
For landlords and housing associations
For clients on a planned maintenance contract, pre-painting surveys also provide a documented baseline record of the
property's condition at the start of each cycle, valuable for demonstrating compliance and maintaining records of works
carried out.
